Why We Decided to Build in Placencia, Belize


Placencia, Belize is paradise — a laid-back beach village lined with palm trees, turquoise waters, and friendly locals. It’s no wonder more people are investing in property and construction projects here.


When we began building Ocean Breeze Beach Resort and later renovated The Flying Toucan, we were excited but quickly realized — building in Belize is not like building in the U.S. or Canada. It's rewarding, yes, but also full of surprises, delays, and lessons that only experience can teach.



The Reality of Building in Belize


Belize is a dream location for real estate investors, expats, and entrepreneurs — but it also comes with unique construction challenges. Here’s what we learned through years of hands-on experience building in Placencia.


1. Permits and Paperwork Take Time


Getting permits in Belize isn’t difficult, but it’s not fast either. Expect longer timelines and occasional back-and-forth with local councils.


💡 Pro Tip: Hire a local architect or project manager who already knows the process — it’ll save you time, headaches, and extra trips to Belmopan.


2. Materials — Expect Delays and Substitutions


Belize has access to many construction materials, but not all of them are available locally. Some items (like fixtures, windows, or specialty tools) must be imported from Mexico or the U.S.


This can cause:


  • Shipping delays

  • Higher costs due to customs duties

  • Occasional substitutions if something’s out of stock


Order early, plan ahead, and always have a backup supplier in mind.


3. Skilled Labor Is Available — But You Must Supervise


Belizean tradesmen are talented and hardworking, especially in concrete, woodwork, and tile. However, communication and supervision are essential.


We learned to:


  • Be on-site often

  • Review plans weekly

  • Pay based on completed milestones, not arbitrary dates


This keeps everyone accountable and prevents surprises later.


4. Weather Will Challenge Your Plans


Placencia’s tropical climate means rain, humidity, and salt air — three things that don’t mix well with concrete or metal.


Use:


  • Aluminum and marine-grade paint near the sea

  • Proper waterproofing on roofs and foundations

  • Elevated foundations to prevent flood damage


Building to withstand Belize’s elements will save you thousands down the road.


5. Budget More Than You Think


Even with affordable labor, construction costs can add up fast. Here’s what we learned firsthand:


  • Import duties can add 25–30%

  • Labor is cost-effective, but projects take longer

  • Some materials fluctuate in price seasonally


Always build in a 20–30% contingency buffer — it’s the best investment you can make in your sanity.


6. Local Help Makes All the Difference
